The Challenge
Time constraints and limited available space along what is considered to be Salt Lake City’s “Tile Mile.” A highly desirable area located at 3rd West and 30th stretching to 3900 South. The perfect location for many industrial, home construction and improvement companies right next door to Home Depot.

The Solution
An existing structure mostly used for storage hits the market two blocks out of the Tile Mile and is toured the same day. Solutions like this wouldn’t be possible if you’re sleeping on the market. “Success for my clients is my top priority and for these buyers, we were able to find this structure through determined diligence and research,” says Jonah Hornsby.  For buyers or tenants, Jonah visits all properties that would work whether they are on or off the market, he does he research, finds out who owns it and begins negotiations. This deal was handled in perfect snowball fashion.

The Result
The 4000 Sq. Ft. available space was the balanced-cut Salt Lake Tile was looking for. And in October of 2013, just a few months after their initial term, they expanded into the additional space left by the departing tenant.

In the first quarter of 2014 Jonah was able to negotiate a sell for the entire building. What started with just a 2 year lease ended up with a cash purchase from Salt Lake Tile Company.
